The association dues are $525 per quarter and are due on the first of every quarter, and will be late if not received by the 10th of the month subject to a 10% late fee and applicable interest.
The HOA dues cover the common area maintenance, landscaping and associated utilities for these areas. It is a gated community and the HOA maintains the gate and telephone system that operates the gate. The HOA carries common area insurance (liability) and directors and officers liability insurance. The HOA pays the taxes on the common area and handles other administrative expenses as required by a non-profit corporation in Georgia. The HOA does maintain a termite bond for the six buildings. The dues fund a reserve account that cover exterior painting of wood surfaces on the buildings. Individual owners are responsible for their own insurance on their homes, their water & sewer, and garbage.
The Declaration of Covenants, Easements and Restrictions of the Central Buckhead restricts ownership to non-investors and prohibits the leasing of homes. The Declaration requires owners to provide proof of insurance and list the HOA as additional named insured on their policy.
A one time initiation fee of $450 is collected at closing. The fee includes a copy of the Covenants, Easements and Restrictions, Bylaws, Amendments, Rules and Regulations, and list of HOA Directors and their contact number and email. It includes two gate device controls, two guest parking passes, and gate setup, as well as account setup and closing letter and statement.
Twelve months HOA dues must be prepaid and collected at closing. There is no exception to this policy. The resolution was approved by the Board of Directors on February 4, 2007 as a result of numerous foreclosures in the first year of ownership.
The Central Buckhead is very strict on community parking regulations as there are only 11 designated Guest parking spaces for 28 homes. An owner can not have any more than two cars and they must fit in their garage. Guest parking is regulated by permit and parking is not allowed on driveways or in front of garages. This includes REAL ESTATE AGENTS. Agents and prospective clients must park in designated Guest parking spaces.
In order to maintain a uniform esthetic look to the community, front doors and door handles and locks must remain as originally installed, the black doors with windows in the top half, and door handles of the same type in Satin Nickel finish. If the door handle and lock had been taken or changed by the vacating owner or tenant, then it is the responsibility of the real estate agent representing the seller to provide suitable replacement. If the door or door handle does not meet this requirement prior to closing, the HOA will provide an acceptable door handle and have it installed, and collect an additional $300 or actual cost, whichever is greater, at closing.
